More and more agents are starting to realise the value of traffic to their websites. And how can you track where your traffic comes from? This page will help you answer those questions and will help explain why you should be thinking about your site traffic.

What do we mean by 'traffic'? 

We're not talking about the stuff that blocks the M25, oh no. This is the type of traffic that you want as much of as possible. In web speak, 'traffic' refers to the number of visitors that come to a website. Some websites get millions of visitors each day, others may get one or two visits a week. The amount of traffic a website receives depends on a wide variety of factors. 

Why does traffic matter?

The more traffic your website gets, the more exposure you can give your properties and your agency. How can potential tenants, buyers, landlords and sellers find out about you? You need them to get to your website.

When people visit your website they see your brand and your local presence much like they would when they visited your offices in the past. Furthermore, any lead you generate on your website is unique to you (unlike the "one to all" emails generated on portals) and you get the chance to cross sell other services that you might offer.

How can you find out where the traffic to your website comes from?

If you are listed on Globrix, you will already receive a weekly stats email that will detail the amount of traffic we send to you each week. But what is really important is that you back this up yourself and that you monitor it in comparison to what you receive from other websites.The good news is that it's very easy to track where your site traffic comes from. You can install free software such as Google Analytics and this will show you how much traffic your website receives and, more importantly, where your site visitors come from. If you have a website then you need to be monitoring your traffic stats, otherwise you risk wasting a lot of money.

Why is the traffic that comes from Globrix particularly valuable?

Traffic from Globrix is highly targeted. When people go to Google and search 'Manchester', they could be looking for thousands of different things. They may be looking for restaurants in Manchester, shopping in Manchester, Manchester weather forecasts or the latest football scores from Manchester United (or City!). When people search 'Manchester' on Globrix, they are only looking for property in Manchester. By the time a user has clicked on a property on Globrix and been sent to the agent's website, they have usually gone through a very specific filtering process. On Globrix users can specify that they are only interested in properties on a certain street with double glazing, parking and an en-suite bathroom. All of this equates to very high quality traffic.

How do users get from Globrix to your website?

When a user clicks on a property they like the look of in the listings, they are taken straight to your website. They may also have reached your website from a link in our Agent Directory.

How long do Globrix users spend on your site?

This varies from users to user, but it's important not to underestimate the length of time a Globrix user spends on site. Often, one unique user from Globrix will come to your site in multiple sessions. This is due to the nature in which people search on Globrix, they may click on one of your properties, then come back to Globrix, then click on a different agent's properties, then come back to Globrix, and then click on one of your properties again. So whilst this is only one unique user, they will have visited the site in two (or more) separate sessions. Time on site may appear to be low as users make multiple single visits to the site.

Page views / unique users from Globrix shows the average number of views each user has on site. If you multiply this number by the average time on site then you will get a rough estimate of how much time each Globrix user spends on site.

What if the number of clicks in Globrix stats mails doesn't match what you see in Google Analytics?

This help page on Google may explain it better than we can, but basically...

•    Clicks are the total number of referrals from us to you (the 2000+ number we sent)
•    Visits as defined by Google are the number of unique sessions, so if someone clicks on 2 properties that lead to your website we will track 2 clicks, but Google Analytics will track only 1 session.

To quote Google...

"Analytics measures both visits and visitors in your account. Visits represent the number of individual sessions initiated by all the visitors to your site. If a user is inactive on your site for 30 minutes or more, any future activity will be attributed to a new session. Users that leave your site and return within 30 minutes will be counted as part of the original session. The initial session by a user during any given date range is considered to be an additional visit and an additional visitor. Any future sessions from the same user during the selected time period are counted as additional visits, but not as additional visitors."

How can you maximise the amount of targeted traffic you receive from Globrix?
